JACKSONVILLE, Fla. -- Mike Langton has been a pioneer in Downtown development for more than a decade.

His latest project is on East Forsyth Street.  What's been the Old Republic Title Company for the past 50 years will soon be a hip, new hot spot.

"My hope my dreams, and something I will not settle for less than, is a restaurant," said Langton.

But he doesn't want just any restaurant. He wants a Downtown destination, complete with sidewalk dining, an arts alley and maybe even a rooftop bar.

Langton closed on the building Friday for $450,000.  He said it'll probably take a couple of million dollars to renovate.

He's negotiating an incentive package with the city.  He believes it's worth the investment.

"Now I really do think that we are on the precipice of Downtown taking off. And I'd like to be a part of making that happen," he said.

Old Republic Title will move to a new location on Forsyth Street in March. After that, renovation will begin. Langton hopes to have leases in place by October.
