Proposal to start next phase on Durbin Park development in St. Johns County

The Durbin Park shopping center is growing.

After Walmart opened its doors last year, a proposal to start the next phase of the new development is underway

It’s a 1,700-acre piece of property transforming into a family-friendly community.

The first phase of construction started on the west side of the new I-95 interchange between State Road 9b and Race Track Road.

For the second phase, more than 1,200 acres of land will be rezoned on both sides of interstate 95, from St. Johns Parkway close to U.S. 1.

The project developer says they want an urban village concept, different from your traditional suburban shopping center.

They’re hoping these changes will bring people from all over and from different walks of life together.

The park will have the following: 
•    A 150-bed hospital
•    2,258,893 square feet of office space
•    1,697,130 square feet of commercial and retail space
•    350 hotel rooms
•    2,265 multifamily residential units

Some people told Action News Jax they fear congested traffic could be a problem.

Gate Petroleum spokesperson Misty Skipper says development is planned in five-year phases through 2044 with required roadway improvements.
"When the original plan was approved by the county in 2015, it anticipated increased traffic in that area and all of those things were factored into the construction of those roads that are out there," Skipper said.

St. Johns County’s population grew by 4.2 percent in 2018.

A spokesperson says the new development will generate jobs and other revenue for the county.
