JACKSONVILLE, Fla. — San Marco property is in high demand these days.
Yet another developer has its sights set on a vacant building on Hendricks Avenue.
San Marco is known for its walkable streets filled with local shops and restaurants.
It’s one of the many reasons’ Pam Sorenson loves coming here.
But she’s even more excited for the development to come, especially the planned Publix.
“So excited about Publix," she said. “I mean, I’ve lived here for 40 years and they’ve been talking about it for 25 years.”
And add 1939 Hendricks Avenue to the list of places that will soon be redeveloped.
Corner Lot Development Group now has a contract to buy the vacant building.
The developers don’t want to renovate the building; they want to start from scratch. To do that they’ll need to demolish it.
It’s hoped that a restaurant and office space will eventually take its place.
But this is only a conceptual design and not the final plan.
Locals like Sorenson said it’s easy to see why developers are interested in San Marco.
“We are already gentrified. There is an established neighborhood here and the young people,” She said.
But while she’s excited about the possibilities, she worries about too much development.
It’s a concern Action News Jax showed you last month, when a developer expressed interest in buying part of South Presbyterian Church’s property for a four-story apartment building.
“That to me just seems a little dense, so there might need to be some tweaking there,” Sorenson said.
In the meantime, San Marco will be ringing in 2020 with a lot of new projects in queue to get started.
