St. Johns neighbors have mixed opinions about opening of new Durbin Park development

The Pavilion at Durbin Park is set to open soon but some St. Johns County neighbors are not excited.

The $100 million project located at the 9B and I-95 interchange features 650,000 square feet of commercial space.

Action News Jax learned Tuesday that the developer signed on new tenants. It is now 80 percent leased.

While some neighbors are excited about the new shopping opportunities and restaurants, others said they are concerned about what the new development will mean for their community.

Neighbor Karen Marksteiner fears it's going to be a traffic nightmare.

"Congestion might be an issue. That would be one of the primary things we would have to really look at cause it is tight," Marksteiner said.

Another neighbor hopes the development will help boost the home value in the area.

"When you live in such close proximity to shopping like that, it's usually a good thing in terms of salability," neighbor Jeremy Allard said.

Allard also told reporter Christy Turner that it would be nice to have a shopping center closer to home, instead of having to travel across the city.

The Walmart superstore opens next week and future development phases will bring more retail and dining options.
